6 tips to make your home ready to sell (and get the best offer)

One of the first thing I tell my clients is that potential buyers who walk through their home will be trying to imagine themselves living there. If a home is cluttered, dirty or overly-personalized, buyers may not be able to look past it and focus on the home itself. It’s often much easier for people to visualize adding their personal touches, not removing yours. Your home has only one chance to make a first impression.

Here are my 6 tips to make the best first impression:

Give your home a deep clean.

Look around your home as if you’re seeing it for the first time. Are mirrors and appliances clean? Are the windows or sills dirty? How about the bathroom fan? It’s easy to overlook things we see every day but prospective buyers will not. If you don’t have the time or energy to do a thorough and deep clean, consider hiring a cleaner.

Declutter.

Clutter is not only a visual distraction but can also make your home appear smaller. Tackle your home room by room and pack for storage, recycle or donate as many non-essential items as you can. Having less clutter will also make it easier to keep your home clean and tidy between showings.

Fresh paint.

Fresh paint on the walls will go a long way toward making your home appear as fresh and new as possible to potential buyers. Stick to neutral colours like white, light gray or beige.

Fix the small things.

We all have a ‘to-do’ list of small things that never seems to get done. If you’re considering selling, now is the time to do them. If a property has many small things that need to be repaired, potential buyers may be turned off and simply move on the next property. If you’re not handy yourself, consider hiring a handyman.

Rent a storage locker.

As you declutter and pack up the items you want to take with you to your new home, you may need extra storage. Having a rented storage locker at the ready will allow you to quicky remove items from your home.

Depersonalize.

People want to imagine themselves and their family living there, not yours. Your family photos are treasures for you but a distraction for buyers. Carefully pack them away to be displayed again at your next home.

It’s also essential for home sellers to keep in mind that none of this is personal. Having to declutter or depersonalize isn’t a comment on the way you have decorated your home or the way you live in it. It’s simply the best way to showcase your home, impress buyers, and most importantly, get the best offer.
